PropStream just restructured their pricing into three tiers. If you invest in sheriff sale auctions and you're evaluating tools, the math changed. Here's the new pricing, how the two platforms compare on features, and which one fits depending on how you invest.
PropStream's new pricing: three tiers starting at $99/mo
PropStream moved from a single plan to three tiers this month:
- Essentials ($99/mo): 25K exports/saves per month, skip tracing at $0.12 per result, 7-day free trial with 50 leads included.
- Pro ($199/mo): 50K exports, free skip tracing via Lead Automator, up to 2 team members.
- Elite ($699/mo): 100K exports, free skip tracing, Lead Automator, up to 9 team members.
All plans now include Click-to-Dial calling with a built-in softphone and AI-guided call prompts. Export limits jumped from 10K to 25K on the base plan. Lead Automator (formerly List Automator) got speed and accuracy improvements, and it's bundled free on Pro and Elite.
The 50 free leads on signup is a nice onboarding touch. But the real question for auction investors: does any of this help you analyze sheriff sales?
What each platform actually does
PropStream and AuctionScout solve different problems. PropStream is a nationwide lead generation platform built for outbound marketing. AuctionScout is built for sheriff sale auction analysis and deal management.
PropStream: lead gen at scale
160M+ US properties, 165+ search filters, 20 pre-built lead lists (pre-foreclosure, vacant, cash buyers, etc.), nationwide comps, and a rehab estimator. If your strategy is pulling lists and cold-calling motivated sellers across multiple states, PropStream gives you the data and the dialer.
What it doesn't do for auction investors: there's no sheriff sale-specific data. No AI predictions on auction outcomes. No deal scoring. No projected ROI by strategy. You'd need to build your own analysis workflow on top of their raw data.
AuctionScout: the full auction workflow
We built AuctionScout around one question: is this sheriff sale property worth bidding on? Everything in the platform feeds that decision.
The analysis starts with AI-powered valuations. Our XGBoost model trains on comparable sales data combined with Zestimate, Redfin, and Realtor.com estimates. Every property gets a predicted value with a confidence score so you know how much to trust the number. This isn't a generic AVM. It's calibrated for auction properties where condition and circumstance make standard estimates unreliable.
From there, deal scoring rates each property as a flip, rental, or wholesale opportunity with projected ROI for each strategy. Instead of running three separate analyses in a spreadsheet, you see the comparison at a glance. A property might score well as a rental hold but poorly as a flip because renovation costs eat into the ARV margin.
For fast scanning, Quick Deal Analysis gives you a one-click valuation, renovation estimate, and strategy comparison on any single property. When you need to evaluate a whole calendar, Batch AI Analysis runs the same analysis across multiple properties at once. A county with 30 upcoming auctions? Run batch, sort by deal score, and you've got your shortlist in two minutes.
The renovation estimator has three modes: line-item for manual budgeting across 30+ categories, template for quick scopes using presets, and AI-generated for smart estimates based on property characteristics. Roof replacement, kitchen, foundation, mechanicals, everything from cosmetic to structural.
County recap pages are weekly-updated dashboards showing auction volume, sale rates, average prices, average discounts, and 12-week trend charts per county. You can see which markets have the best inventory right now and whether competition is heating up or cooling off. We're currently covering Ohio sheriff sale auctions, with more states coming.
Then there's the workflow side. Smart alerts notify you when properties matching your criteria (county, price range, property type) hit the auction calendar. Projects and Kanban boards let you organize deals by stage (Researching, Bidding, Won, In Renovation, Sold) and move them through your pipeline visually. Each property gets a due diligence checklist tracking lien checks, title search, drive-by inspection, utility status, so you never skip a step because you forgot.
You can upload drive-by photos and research notes directly to a property record. Everything stays with the deal instead of scattered across your phone and a notes app. Comparable sales show recently sold auction properties in the same area without MLS access, so you see what similar properties actually went for at auction, not just what Zillow says.
Team collaboration ties it together. Invite members to projects with shared visibility and permission controls. Everyone sees the same pipeline, the same scores, the same checklist progress.
So: PropStream covers the entire US across every lead type. AuctionScout goes deep on auction investing with analytics and a deal-to-close workflow built for that one use case. Neither replaces the other if you need both.
Pricing: $99–$699 vs. $49
AuctionScout Pro at $49/mo is half the cost of PropStream's cheapest tier. For a solo investor focused on auction deals: $588/year vs. $1,188/year.
For team access, AuctionScout's Team plan at $149/mo gives you 5 members. PropStream's Pro ($199/mo) caps at 2. Their Elite plan supports 9 but costs $699/mo.
PropStream's free skip tracing on Pro and Elite is a real benefit if you're doing outbound marketing. That cost adds up at scale. But if you're bidding at auctions rather than cold-calling property owners, skip tracing isn't part of your workflow.
It comes down to what you're paying for. A nationwide lead generation engine, or deep analytics on the auction market where you're investing.
Which tool fits your strategy
Say you're targeting Franklin County sheriff sales. You want to know which properties are coming up, what they're likely worth post-rehab, whether the numbers work for a flip or a rental hold, and what renovation costs look like.
With PropStream, you can pull property data and run comps. That gives you a starting point. But the auction-specific analysis, the prediction of likely sale price, the deal scoring, the county trend data, you're doing that in spreadsheets or in your head.
With AuctionScout, you open the Franklin County page and see every upcoming auction with AI predictions, deal scores, and renovation estimates already attached. Run batch analysis to compare 20 properties in two minutes. County recaps show the last 12 weeks of auction trends: how many properties sold, at what discount, what volume looks like. Set alerts, track properties through your Kanban pipeline, run your due diligence checklist, all without leaving the platform.
Now flip it. You're a wholesaler working leads across multiple states. You need motivated seller lists, skip tracing, and a dialer. PropStream is built for exactly that. AuctionScout isn't.
Most investors we talk to aren't choosing one or the other permanently. They're choosing based on what they're working on right now. Some use both.
Questions to ask before you pick
Where are your deals coming from? Sheriff sale auctions need auction-specific tools: AI predictions, deal scoring, pipeline management. Direct mail and cold calling need a lead generation platform.
How much of your analysis is manual? If you're spending hours pulling comps, estimating rehab costs, and scoring deals in a spreadsheet, AuctionScout automates that with AI valuations, the renovation estimator, and batch analysis. If your bottleneck is finding and contacting sellers, PropStream's infrastructure is what you need.
What does your team look like? Solo investors get the most per dollar from AuctionScout Pro at $49/mo. Teams of 2–5 should compare AuctionScout Team ($149/mo, 5 members) against PropStream Pro ($199/mo, 2 members). Bigger operations may need PropStream Elite's 9-member capacity.
Do you want a built-in workflow or raw data? PropStream gives you data. You build the analytical framework. AuctionScout gives you the framework: AI predictions, deal scoring, renovation estimates, pipeline tracking, due diligence checklists, and team tools, all built for auction investing.
Different tools for different strategies. No wrong answer.
